DNO - Da Nang’s real estate market posted a robust recovery in 2025, marked by a sharp rise in both new supply and transaction volumes, signaling renewed confidence among investors.

Sharp rise in housing supply

According to market data, housing supply in Da Nang surged by nearly 80% compared to 2024, with over 13,700 new units introduced during the year.

Market liquidity also improved significantly, as the total number of real estate transactions doubled year on year, underscoring strong absorption capacity amid improving market sentiment.

In terms of structure, apartment developments continued to dominate, accounting for approximately 76% of total supply, reflecting Da Nang’s ongoing urbanisation and growing demand for modern, well-planned residential living.

Land plots made up around 20%, while low-rise housing represented just 4%, highlighting the market’s increasing focus on efficiency, density and integrated amenities.

Da Nang has strong fundamentals to sustain its growth trajectory. Leading real estate analysts noted that the development of the Da Nang Free Trade Zone is expected to accelerate tourism, trade and high-value services, generating fresh demand for commercial and residential properties while attracting both domestic and foreign investment flows.

Another major catalyst is the planned International Financial Centre in Da Nang, which is set to deepen the city’s integration into the global economy.

The influx of highly skilled professionals and high-income earners is likely to raise demand for quality housing, commercial infrastructure and urban services, particularly projects offering comprehensive planning, modern amenities and a high standard of living.

As remarked by Mr Nguyen Tien Quang, Director of VCCI Da Nang, after a period of volatility, Da Nang’s real estate market is entering a more stable, healthier and sustainable phase.

The recent market correction has laid the groundwork for restructuring and positioned Da Nang at a critical turning point toward a new growth cycle.

Official data from the Da Nang Department of Construction further reinforces this outlook. In 2025, real estate business activities rose by 21.18%, the highest growth rate among service sectors, while residential transactions exceeded 20,000 units, up nearly 30% from 2024.

Alongside these growth drivers, Da Nang continues to accelerate investment in urban and transport infrastructure, with a clear focus on expansion, stronger regional connectivity and improved urban liveability.

A series of newly launched projects entering the market has further boosted supply, helping to establish a more solid foundation for stable and sustainable real estate development over the medium and long term.

At the same time, the city’s real estate market is transitioning from a phase of recovery to a new stage of development, where higher standards are placed on quality, sustainability and social responsibility.

Not only does this shift reflect changing market expectations but it also a broader vision for balanced urban growth.

The Da Nang administration has reaffirmed its commitment to working closely with businesses, fostering a transparent and stable investment environment.

Greater efforts are expected to support the healthy development of the real estate market while contributing positively to the city’s broader socio-economic progress in the years ahead.
