Da Nang’s real estate market records strong growth

DNO - Da Nang’s housing market is witnessing robust growth, with abundant supply from the high-end riverside apartments to coastal resort complexes and social housing projects. This creates a comprehensive development picture, opening up new expectations for the dynamic coastal city.

In 2024, the Da Nang Department of Construction continuously announced projects eligible for future housing sales.

Typical examples include the New Town high-rise apartment complex in Ngu Hanh Son with more than 1,700 units, Olalani Riverside Towers along the Han River with more than 1,400 units, Bac Cuong Tower with more than 100 units, the relaunch of the high-end Peninsula Da Nang, and The Sang Residence with more than 400 units this year.

In addition, FPT City has added hundreds of apartments and townhouses, whilst Hoa Xuan Ward has been expanding with new riverside villa clusters along the Cam Le River.

In addition to medium-scale projects, the Lang Van mega-project is considered a "boost" for the local real estate market.

Covering an area of ​​over 500 hectares and having an investment capital of nearly VND 44 trillion, the project will form ‘a city within a city’ comprising villas, apartments, resorts, commercial centers and entertainment services.

The project promises not only to create momentum for the local real estate market but also to generate tens of thousands of jobs, and boost trade and tourism.

It is also a key project in the city’s northwest development strategy linked to Lien Chieu Port and inter-regional highways.

The real estate market is recording a sharp increase in both supply and transactions. In the first seven months of 2025, the supply of apartments in Da Nang rose by 43% (equivalent to more than 2,000 units), while transactions jumped by 57%.

Major developers such as Sun Group, Vingroup and Masterise Homes have entered the market, introducing high-end products and forming synchronous urban areas with convenient ecosystems of commercial, educational, healthcare, and entertainment facilities.

The market has also recorded a jump in primary apartment prices. Within just one year, primary prices have increased by about 27%. Many new projects are priced from VND 65 million/m², whilst projects along the Han River report prices from VND 130 million - VND 200 million/m².

According to real estate investors, Da Nang’s apartment market is growing strongly. However, experts emphasize that only when balancing the interests of investors and real housing demand, can the city maintain a stable growth and move closer to its goal of becoming a leading urban, service and resort center in the region.
