Da Nang land prices soar as Bach Dang Street hits VND 340 million/m2

DNO - Da Nang’s new land price framework takes effect July 2025, with prime central and coastal areas now exceeding VND200 million/m², setting a new benchmark for the property sector.

Bach Dang Street, a bustling riverside boulevard known for its commercial and tourism vibrancy, now records the highest land price in the city at over VND340 million/m2.

Nguyen Van Linh Street, a strategic route connecting the Da Nang International Airport with the iconic Dragon Bridge, has reached VND242 million/m2.

Other major thoroughfares such as Le Duan, Tran Hung Dao and Tran Phu have also experienced significant price hikes, reflecting strong demand in the city center.

Along the coast, Vo Nguyen Giap Street, home to luxury resorts, beachfront parks, and high-end hotels, now averages VND220 million per square meter, underscoring its importance to Da Nang’s tourism-driven growth.

Ngu Hanh Son Ward has recorded the most dramatic increase, with some roads surging by up to 172%. In other areas like Hoa Son, Hoa Lien and Hoa Nhon have seen land prices rise by 160 to 170%, indicating a clear trend of urban expansion to the west and southwest.

Market sentiment is further buoyed by the return of major developers and the launch of large-scale projects. Vingroup recently broke ground on the nearly VND45 trillion Lang Van Integrated Tourism and Urban Complex.

Meanwhile, a VND 10 trillion initiative to develop river tourism, featuring 20 piers and 25 hectares of waterfront parks, is expected to boost demand for riverside properties.

As assessed by experts, long-term prospects lie in mixed-use urban models and the free trade zone, while urging individual investors to focus on legally secure, well-planned areas rather than speculative opportunities.
